What each one is actually for
Basement bedroom — the cash-flow play. Cheapest capital, fastest payback, no zoning drama. You are sharing the house.
Basement apartment — the middle path. A separate entrance, kitchen, bath, and its own egress. Real rent, real privacy, but the permitting is a different animal: separation, egress from the unit, ceiling heights, and in many cities a zoning review to allow a second dwelling unit.
Detached ADU — the long game. Highest cost, longest timeline, best privacy and often the highest rent and the biggest boost to the property. Zoning rules for ADUs vary sharply between Minneapolis, St. Paul, and the suburbs, so start by reading your city's ADU page.
How to choose
- Need income this year with the least capital at risk → basement bedroom.
- Want a separate tenant and you have the equity and patience → basement apartment.
- Want a long-term asset, family housing, or the highest rent, and your lot and zoning allow it → ADU.
