Three design decisions that control the budget
1. Where the plumbing comes from. Stacking the new bath over or adjacent to existing plumbing saves $5,000–$12,000. Running new supply and waste across the house costs real money and often means opening finished ceilings.
2. Roof geometry. A shed roof tying into the existing wall is cheapest. A gable that reads as original costs more and looks far better from the street. On a visible elevation, pay for the gable.
3. Whether you need a bedroom count. Converting two small bedrooms into one suite improves your life and can hurt resale in a family neighborhood where three bedrooms is the floor. Adding square footage keeps the count.
