Old windows are usually the coldest surface in a Minnesota house. Replacing them is one of the few upgrades you notice the first cold night — no draft at the couch, no frost on the glass, and a quieter room.

Insert vs full-frame
Insert (pocket) replacement puts a new window into the existing sound frame. Cheaper, faster, keeps your interior and exterior trim intact. It loses about an inch of glass area on each dimension.
Full-frame replacement removes everything to the rough opening. Necessary when there is rot, water staining, or the frame has racked out of square. It costs $200 to $500 more per window and lets us insulate and flash the opening properly.
The honest rule: insert if the frame and sill are genuinely sound. Full-frame if there is any water damage — otherwise you are installing an expensive new window onto a failing frame, and the leak is still there.
What to look at when comparing quotes
Ignore brand marketing and look at three numbers:
U-factor — how much heat escapes. Lower is better.
- Minnesota code minimum: about U-0.30
- Good double-pane low-E argon: U-0.27 to U-0.29
- Triple pane: U-0.17 to U-0.22
SHGC (solar heat gain) — in a heating-dominated climate, a higher SHGC on south-facing windows is actually beneficial in winter. Contractors from warmer markets often spec the opposite.
Air leakage — 0.30 cfm/sq ft or lower.
And then the thing that matters more than any of them: the install. If the rough opening is not insulated with low-expansion foam and properly flashed, a $2,000 window will still feel cold and leak air. Ask specifically how the opening gets air sealed.
Is triple pane worth it in Minnesota?
Yes on the walls that matter, and the reason is comfort more than energy.
At -10°F outside and 70°F inside, the interior glass surface of a double-pane window sits around 40 to 45°F. Triple pane keeps it near 55 to 60°F. That difference is what you feel as a "draft" sitting next to a window, even when nothing is leaking — it is radiant heat loss from your body to a cold surface.
It also largely eliminates condensation, which is what rots window sills over the years.
Where it pays off: north and west exposures, bedrooms, and any room with a large window wall. Where it matters less: protected south-facing windows and rarely used rooms. The upgrade is $150 to $400 per window, so doing it selectively is a reasonable strategy.
The payback, honestly
Replacing failed double-pane or single-pane windows on a Twin Cities home typically saves $150 to $400 a year in energy.
Against a $15,000 whole-house project, that is a 40+ year simple payback. Nobody should replace windows purely on energy math.
People do it — correctly — for:
- Comfort at the window, which is immediate and dramatic
- Ending the condensation and frost that is destroying the sills
- Noise, especially on a busy street
- No more painting and reglazing every few years
- Windows that actually open, and that satisfy egress in a bedroom
- Appearance and resale presentation
Those are all real. The energy savings are a bonus, not the case.
Minnesota specifics
Winter installation is fine. Windows go in one at a time and each opening is exposed for under an hour. Cold weather actually makes air leaks easy to find and verify.
Basement bedroom windows must meet egress: 5.7 sq ft net clear opening, 24 inch minimum clear height, 20 inch minimum clear width, sill no higher than 44 inches. If you are replacing basement windows and there is any chance of a bedroom down there, do the egress window now while the wall is open.
Interior storm windows are a legitimate option for historic homes where replacement is not desirable or permitted — often getting close to double-pane performance for a fraction of the cost while preserving the original sash.
