Most ADU cost articles give you a per-square-foot number and stop. That number is useless for planning, because ADU budgets blow up on soft costs and utility connections, not on framing. Here is a worksheet you can actually use in Minnesota.

Six ways to cut $40,000+ without regretting it
- Go all-electric with a cold-climate mini-split. Skips the gas line and saves $3,000–$7,000 plus utility connection headaches.
- Stack the bathroom and kitchen on one plumbing wall. Saves $4,000–$9,000.
- Simple gable roof, rectangular footprint. Every corner and roof plane costs money.
- Build above an existing garage if the structure can take it — the foundation is already there.
- Keep ceiling heights standard. Vaults look great and add $8,000–$18,000.

What not to cheap out on
