What the price includes
Concrete saw cutting, exterior excavation, header and lintel, the window unit, the well and its anchoring, backfill and drainage, interior finish, permit and inspection. If a bid is $2,500 and claims all of that, ask what is missing — usually drainage or the permit.
The drainage detail that prevents a flooded basement
A window well is a hole next to your foundation that collects water. It must drain — gravel to the footing drain tile, or a tie-in to the sump. Skip it and you have installed a bathtub outside a below-grade window.

- Adding a legal bedroom moves the home into a higher buyer search bracket.
- For rent-by-the-room or long-term guest use, the room is only rentable if it is legal and safe.
