Your car carries road brine into the garage all winter. It melts on the slab, soaks into the concrete, and crystallizes in the pores during the next freeze. That is exactly what causes the flaking, pitted, chalky surface you see on older Minnesota garage floors — and once it starts, it does not stop.
A coating stops absorption entirely. The salt water sits on the surface and squeegees out the door instead of soaking in.

For Minnesota, polyaspartic is usually the better buy despite the higher price, for three specific reasons: it installs year-round including in an unheated garage in January, you park on it the next day instead of losing a week, and it does not yellow in the strip of sunlight that comes through the open door.
Many professional systems are a hybrid — an epoxy base coat for adhesion and build, with a polyaspartic topcoat for durability and UV stability. That is often the sweet spot.
Prep is 90% of the outcome
Nearly every failed garage coating is a prep failure, not a product failure. A professional job is:
- Diamond grinding the entire slab. Not acid etching. Grinding is the only reliable way to open the concrete's surface profile so the coating mechanically bonds.
- Crack and spall repair with polyurea patching compound, ground flush.
- Moisture testing. A slab pushing vapor from below will delaminate any coating on top of it. This has to be checked, especially on slabs with no vapor barrier beneath.
- Oil spot remediation. Contaminated concrete has to be cut out or chemically treated — coating will not stick to oil, ever.
- Full-depth base coat, vinyl flake broadcast to refusal, scraped, then one or two clear topcoats.
Why the big-box DIY kits fail here
A $150 roll-on kit gives you roughly 3 to 5 mils of coating. A professional system is 20 to 40 mils — five to ten times thicker. The kits also rely on acid etching, which does not create a reliable bond profile, and they cannot handle a slab with moisture drive.
In Minnesota specifically, DIY kits usually start peeling within one to three winters, typically at the door where the salt slush sits, and at the tire tracks where hot tires pull at a thin coating. Removing a failed coating costs almost as much as the original professional job, so it is expensive practice.

If your slab is already scaling and pitted, coating it also stops the progression — you are preserving the concrete, not just decorating it. That is a real repair with real value, because replacing a garage slab runs $5,000 to $10,000.
Timing
Because polyaspartic installs in the cold, garage floor coating is one of the few exterior-ish projects that can happen in a Minnesota February. Contractors are less busy then, so it is often easier to schedule and occasionally cheaper.
One tip: do it after any insulation, drywall, or door work. Coating the floor first and then dropping a drywall lift on it is a bad sequence.
