A fireplace is one of the few remodels people use every single day for five months of the year. It is also one where the type you choose changes the cost by a factor of ten.

For most Twin Cities homes, direct-vent gas is the right answer. It puts out genuine heat, most models run without electricity (which matters during a winter outage), it vents horizontally through a sidewall so no chimney is needed, and it gets used on a Tuesday night because it takes one button.
Wood wins on heat output and on the experience. It makes sense in a cabin, in a home that already has a sound masonry chimney, or for someone who genuinely wants the ritual. Be honest with yourself about how often you will actually haul wood in January.
Electric is the right choice in a basement, a condo, a rental, or any space where venting is impossible. Treat it as ambience with a little warmth, not as heat.
The open fireplace problem
If you have a traditional open masonry fireplace, here is the uncomfortable fact: its net efficiency is roughly negative 10%. It pulls more heated household air up the chimney than it radiates into the room. You feel warm sitting in front of it while the rest of the house gets colder and your furnace runs harder.
Installing a sealed insert — gas or wood — into that existing firebox is the single best value in fireplace work. For $4,000 to $8,500 you convert a heat loser into a 70% to 80% efficient heat source, reusing the existing chimney with a new liner. No framing, no new venting path, no structural work.
If you have an open fireplace you never use, and you are not converting it, at minimum install a chimney balloon or a tight damper seal. An open damper is a permanently open window.
What actually drives your quote
Venting path. A direct-vent fireplace on an exterior wall is straightforward. One on an interior wall needs a chase built and vented up through the roof, which adds $1,500 to $4,000.
Gas availability. If there is already a gas line in the basement below the location, running it is a few hundred dollars. Coming from the other end of the house, or adding capacity at the meter, costs considerably more.
The surround. This is where budgets move most. Drywall and a simple mantel is $600 to $1,500. Floor-to-ceiling stacked stone with a reclaimed timber mantel is $5,000 to $8,000. The appliance may be a third of your total project cost.
Framing and structure. Bumping the fireplace out into the room, building a chase, or removing a window to make wall space all add carpentry.
TV above the fireplace
Doable, and extremely common. Requirements: adequate mantel projection or a heat deflector, manufacturer's clearance to combustibles respected, and in-wall conduit with a recessed outlet and HDMI pass-through so no cords show. Frame for it before drywall — retrofitting is far more expensive than including it.
One caution: check the surface temperature above the unit before mounting an expensive TV. Some units run hot enough at the mantel line to shorten electronics life.
Permits
Gas and wood installations require mechanical and usually building permits, plus inspection. This is not optional and not a formality — it is combustion inside your house. Plug-in electric units generally require nothing.
