The four Minnesota cost drivers

1. The slab. Garage slabs are typically uninsulated, poured directly on grade, and often sloped toward the door. You need either rigid foam plus a sleeper floor and subfloor built over it (raising the floor 3–5 inches, $6,000–$14,000), or a new insulated slab if plumbing has to run underneath ($12,000–$28,000). Sloped slabs must be leveled or framed over.

2. Walls and ceiling. Garage walls are often 2x4 with no insulation and no vapor control. Bring them to code: R-20+ walls and R-49 ceiling, with a proper air barrier. $8,000–$18,000.

3. The garage door opening. Framing in the door opening, adding a header if needed, insulating, and matching siding and windows: $6,000–$16,000. This is also the elevation everyone sees from the street — do not cheap out here or the house permanently looks like a converted garage.

The parking question
