Footprint is not roof area
A 1,600 sq ft ranch with a 6/12 pitch has roughly 1,789 sq ft of roof surface before waste. That pitch factor is why online estimators that ask only for house size are always low. Steeper roofs also cost more per square to install because crews need staging and roof jacks and simply move slower.
Complexity is the second multiplier. Every valley, dormer, chimney and skylight adds cut waste and flashing labor. A cut-up roof can run 17% waste against 8% on a plain gable — on a 30-square roof that's nearly three extra squares of material.
What Minnesota adds to the bid
Ice and water shield at the eaves is not optional here, and proper intake plus exhaust ventilation is what actually prevents the ice dams that tear gutters off in January. If a bid doesn't line-item ventilation, it's an incomplete bid.

- Three bundles per square for standard 3-tab and most architectural shingles. Heavier designer shingles can run four or five bundles per square.
- How do I find my roof pitch without getting on the roof?
- Hold a level against a gable end, mark 12 inches out, and measure straight down to the roof line. That drop in inches is your rise over 12. From the ground, a 4/12 looks gentle, a 6/12 is clearly sloped, and anything you couldn't stand on is 8/12 or steeper.
- How much does a new roof cost in Minnesota?
