Chimney Repair & Tuckpointing

Chimney tuckpointing, crown repair, flashing, rebuilds, and caps — fixed before winter freeze-thaw makes it worse.

Chimney repair in the Twin Cities

Minnesota chimneys fail from the top down. Water gets into a cracked crown or open mortar joint, freezes, expands, and pops the brick apart. One winter turns a $600 tuckpointing job into a $6,000 rebuild. Fall is the time to deal with it.

What we repair

  • Tuckpointing — grinding out failed mortar joints and repacking with matched mortar
  • Crown repair or replacement — the concrete cap on top; hairline cracks get sealed, spalled crowns get rebuilt with a proper overhang and drip edge
  • Chimney rebuilds — above the roofline, or down to the shoulder when the damage runs deep
  • Flashing — step and counter flashing where the chimney meets the roof, the #1 source of ceiling stains near a chimney
  • Chimney caps and spark arrestors — keeps rain, snow, squirrels and birds out
  • Waterproofing — vapor-permeable masonry sealer that sheds water without trapping it
  • Spalled brick replacement — swapping face-popped brick before the wall loses structure

Why Minnesota is hard on masonry

We run through roughly 40 to 50 freeze-thaw cycles a year. Brick is porous; once mortar joints open up, the wall absorbs water like a sponge and every freeze pries it a little further apart. A chimney is the most exposed masonry on the house — wind-driven rain hits it on all four sides and there is no soffit protecting the top.

How we work

We inspect from the roof, photograph what we find, and show you the pictures before we quote. Mortar is matched by color and by hardness — using modern high-Portland mortar on soft old brick will destroy the brick, and that mistake is everywhere on older Minneapolis and St. Paul housing stock. Repairs happen above 40°F so the mortar cures properly, which is why the season effectively closes in late November.

FAQ

How do I know if my chimney needs tuckpointing?

Look for mortar you can scrape out with a key, gaps between bricks, white chalky staining (efflorescence), or brick faces that have popped off. Mortar sand collecting on the roof or in the gutters is a clear sign.

Is chimney repair covered by insurance?

Sudden damage from a storm, lightning, or a fallen tree is usually covered. Gradual deterioration from freeze-thaw and age is considered maintenance and generally is not.

Can chimney work be done in winter?

Masonry needs temperatures above about 40°F to cure, so tuckpointing and rebuilds stop in late fall. Caps, flashing, and temporary weatherproofing can still be done in cold weather.

Do I need my chimney repaired if I never use the fireplace?

Yes. An unused chimney still sheds water into the wall and can drop brick. Many are also still venting a furnace or water heater, and a deteriorated liner is a carbon monoxide risk.
