Concrete leveling (mudjacking)
If your driveway apron, sidewalk, patio, or garage slab has sunk but the concrete itself is still in one piece, you do not need to replace it. We lift it back to grade in a few hours for roughly a third of replacement cost.
How it works
We drill small ports through the slab, pump material underneath until the slab lifts back to level, then patch the holes. You can walk on it immediately and drive on it the same day.

Poly foam is the better answer when the soil under the slab is already weak, because it adds almost no weight for that soil to carry. Mudjacking is the cost-effective choice on a driveway sitting over decent base.

When leveling is not the answer
If the slab is broken into several pieces, badly spalled, or crumbling, lifting it just gives you a level pile of broken concrete. In that case replacement is the honest recommendation, and we will tell you so. We also look at why it sank — a downspout dumping at the slab edge, a failed drain tile, or a poorly compacted utility trench. Lifting the slab without fixing the water means doing it again in three years.

FAQ
How long does concrete leveling last?
Typically 5 to 10 years or more, and often permanently — as long as the underlying cause of the settling is corrected. Ongoing erosion from a downspout or a leaking drain will eventually undermine it again.
Is leveling cheaper than replacing?
Substantially — usually 30 to 50 percent of replacement cost, with no curing wait and no color mismatch against neighboring slabs.
Can it be done in winter?
Poly foam can be installed in colder conditions. Mudjacking generally needs unfrozen ground, so it is a spring-through-fall service in Minnesota.
Will the holes show?
They get patched with a color-matched mortar. They are visible up close, especially on decorative concrete, but nowhere near as visible as a mismatched replacement slab.
