We charge a flat $95/hour with a 1-hour minimum, plus materials. Most projects bundle 4–8 hours into a half-day or full-day rate (discounted vs hourly).

What's your minimum charge?

1 hour at $95 = $95 plus materials. Most projects are bundled into half-day ($380) or full-day ($720) rates which are cheaper than straight hourly for multi-task lists.

Do you do small electrical work?

Yes — outlets, switches, light fixtures, ceiling fans. Anything requiring a permit (panel, new circuits) we refer to a licensed electrician partner.

Will you give me a quote before starting?

Yes. For most jobs we quote a not-to-exceed price after seeing the work. You're never billed for surprises without approval.

Can you do a punch list of small projects?

Yes — this is our most popular service. Send us a list and we'll knock it out in a half or full day. Most lists fit in 4–8 hours.

Are you licensed and insured?

Yes — fully insured general contractor with $2M liability. Specialty trades (plumbing, electrical above scope) are referred to licensed partners.

How fast can you come out?

Most weeks we can be on-site within 3–5 business days. Same-week service available for emergency repairs (leaks, broken locks, security issues).
