The test isn't the size of the damage, it's the remaining life. Fixing a valley on a 9-year-old roof is smart. Doing the same repair on a 22-year-old roof buys you a season and you pay for the tear-off anyway. Once the shingles have lost their granules and gone brittle, a repair crew can't walk the roof without creating new damage.

The other trigger is layers. If there are already two layers up there, code generally requires a full tear-off next time — which means the cheap overlay option is off the table and repairs are just delaying a fixed cost.

Hail and wind: this is an insurance question first

Minnesota is one of the most active hail states in the country, and a storm-damaged roof is usually a covered loss rather than a maintenance expense. Damage doesn't always look dramatic — bruised shingles that feel spongy, dented gutter aprons, dinged AC condenser fins and scarred deck boards are the evidence adjusters look for.

Ice dams are not a roof problem
