Your attic is where most of the heat leaves a Minnesota house, and it is the cheapest place to get it back. Most Twin Cities homes built before 2000 have somewhere between R-19 and R-38 up there. Current Minnesota energy code calls for R-49, and R-60 is what actually delivers comfort through a January cold snap.

Air sealing first — this is the part that gets skipped
Insulation slows heat conduction. It does nothing about air movement. If you blow 18 inches of cellulose over an attic floor full of unsealed holes, warm moist air keeps rising straight through it, taking heat with it and dumping moisture into the insulation and onto the underside of the roof deck.
That is where the February frost on your roof sheathing comes from, and the mystery drip in March when it melts.
What has to get sealed:
- Top plates where interior and exterior walls meet the attic
- Plumbing stacks, wiring penetrations, and chases
- Soffited ceilings and dropped bulkheads (often wide open into the attic)
- Recessed can lights
- Bath fan and range hood housings — and confirm they duct outside, not into the attic
- The attic hatch or pull-down stair, which is frequently the single biggest hole
Air sealing typically adds $700 to $2,500 to the job and is the highest-value dollar in the entire project. A contractor who quotes insulation without mentioning it is quoting you a worse result.

Cellulose is denser, resists air movement better, and is made from recycled paper. Fiberglass will not settle and pests find it unattractive. Both work well at the correct depth — installation quality matters more than which one you pick.
What you actually save
Going from R-19 to R-60 with proper air sealing typically cuts 15% to 25% off heating and cooling costs on a Twin Cities home.

Xcel Energy and CenterPoint Energy both run residential insulation rebate programs. The amounts change annually and usually require a pre-inspection or a participating contractor, so check current terms before you schedule — it is regularly worth several hundred dollars.
Those numbers are honest, not aggressive. But the comfort change is bigger than the payback math suggests: cold bedrooms over garages, the upstairs that never keeps up in January, and the furnace that never seems to shut off are all attic problems more often than furnace problems.
Ice dams
If you get ice dams, this is the fix. Ice dams form because heat escaping into the attic warms the roof deck, melts the snow, and the water refreezes when it reaches the cold overhang. The three-part solution is always the same:
- Air seal the attic floor
- Insulate to R-49 to R-60
- Restore soffit-to-ridge ventilation with baffles at every rafter bay
Insulation alone, without the sealing and the venting, is the version that disappoints people.
Special cases in Twin Cities housing
Story-and-a-half homes — the Minneapolis and St. Paul bungalow and Cape Cod. Knee walls and sloped ceilings are difficult, expensive, and the highest-impact insulation work you can do on that style of house. Budget separately for it.
Vermiculite. Grey-brown pebbly loose fill in an older home may be Zonolite, which can contain asbestos. Do not disturb it. It needs testing and, if positive, licensed abatement.
Wet or rodent-contaminated insulation has to come out rather than get covered over.
Should you DIY it?
Renting a blower and adding depth is genuinely doable. The parts people get wrong: they skip the air sealing entirely, they bury the soffit vents and kill the attic's airflow, and they cover recessed lights that need clearance. If you do it yourself, do the sealing and the baffles first. That is where the result comes from.
