Minnesota is brutal on chimneys. We run through roughly 40 to 50 freeze-thaw cycles a year, and a chimney is the most exposed masonry on your house — wind-driven rain hits it from all four sides with no soffit above it. Water gets into a hairline crack, freezes, expands about 9%, and pries the masonry apart a little more each cycle.
The practical consequence: a $700 tuckpointing job left alone for three winters becomes a $6,000 rebuild. Chimney repair is one of the few home repairs where waiting reliably multiplies the cost.

These are planning ranges for the Twin Cities metro. Height, roof pitch, access, and brick matching move the number more than anything else.
What drives the price
Height and access. A chimney on a walkout rambler is a ladder job. The same chimney on a three-story Victorian with a 12/12 pitch needs staging or a lift, and that can double labor.
How far down the damage goes. Damage above the roofline is a manageable job. Once deterioration continues below the flashing into the attic space or down to the shoulder, you are into structural work.
Brick matching. Older Minneapolis and St. Paul homes used brick that is no longer produced. Sourcing salvage brick that matches in size, color, and texture adds cost — and using a modern hard brick next to a soft antique one causes a whole new set of problems.
Mortar type. This is the one most homeowners never hear about and it matters enormously. Old soft brick was laid with lime-rich mortar that is softer than the brick by design, so the mortar sacrifices itself instead of the brick. Repointing that wall with modern high-Portland mortar makes the joints harder than the brick, and the freeze-thaw stress then destroys the brick faces instead. It is irreversible. Any contractor working on pre-1930s masonry should be talking to you about mortar hardness matching.
How to tell what you need
You need a cap if you can see straight down the flue from the roof, if there is moisture inside the firebox after rain, or if you hear birds.
You need crown work if the concrete slab at the top of the chimney is cracked, chipped, or has no overhang past the brick. The crown is the chimney's roof; when it fails, water runs straight down inside the brick.
You need tuckpointing if you can scrape mortar out of the joints with a key, if you see gaps or missing chunks, if there is white chalky staining (efflorescence — mineral salts carried out by water moving through the masonry), or if you find sand-like grit in the gutters below the chimney.
You need flashing if there is a ceiling stain near the chimney, or if you can see tar-patched flashing on the roof. Tar is a symptom: someone patched it instead of replacing it, and tar fails in two to three years.
You need a rebuild if brick faces have popped off (spalling), if the stack is visibly leaning, or if you can rock the top courses by hand.
Seasonal timing and cost
Masonry needs temperatures above about 40°F to cure, which effectively closes the season in late November and reopens in April. That creates two useful facts:
- Book in spring or early summer. September through November is peak season — everyone sees a problem right before heating season and calls at once. Prices and lead times both go up.
- If you find a problem in December, a cap and a temporary cover buys you until spring without the winter emergency premium.
Does insurance cover it?
Usually only for sudden events. A lightning strike, a fallen tree, a chimney fire, or storm damage is typically covered. Gradual deterioration from age and freeze-thaw is classified as maintenance and is not. Photograph everything before any work is done if you plan to file.
Repair or tear it down?
If the chimney is no longer venting anything — you have a high-efficiency furnace that vents out a sidewall, no wood fireplace, and a water heater that has been converted or relined — removing the chimney above the roofline and roofing over it costs roughly $1,500 to $4,000. That is often cheaper than a rebuild and eliminates the maintenance forever. It is worth pricing both ways before committing to a large rebuild.
But if the chimney still vents a gas appliance, do not touch it without a professional evaluation. A deteriorated liner on an active flue is a carbon monoxide problem, not a cosmetic one.
