An uninsulated Minnesota garage sits within a few degrees of outdoor temperature all winter. If there is living space above or beside it, you are also paying to heat that garage indirectly through the shared wall and floor. Insulating one is one of the cheapest ways to add genuinely usable space to a Twin Cities house.

The mistake almost everyone makes
People insulate the walls to R-21, drywall it beautifully, hang a heater — and the garage still will not hold heat. Because the overhead door is an entire wall of the room and a standard uninsulated steel door is about R-2.
You can put R-21 in three walls and it does not matter much when the fourth is R-2.
The fix, in order of cost effectiveness:
- New perimeter weatherstripping and bottom seal — $200 to $600, and you will feel it immediately. Most Minnesota garage doors have a bottom seal cracked hard by twenty winters and gaps at the jambs you can see daylight through.
- Door insulation kit — $150 to $400 in materials, gets a steel door to roughly R-8
- Insulated door replacement — $1,400 to $3,500 for an R-12 to R-18 door
Start with the seals. It is the highest ratio of comfort-per-dollar in the whole project.
What proper insulation looks like
- Walls: R-13 to R-15 in 2x4, R-19 to R-21 in 2x6, with a vapor retarder on the warm side
- Ceiling: R-38 to R-49, and this is critical when there is a bedroom above
- Rim joist: 2 inches of rigid foam sealed at the edges — small area, big leak
- Service door and door to the house: weatherstripped and swept
- Air sealing: top plates, penetrations, and the gap where the wall meets the slab
Fire separation — this is code, not optional
The wall and ceiling between an attached garage and the house is a required fire assembly: minimum 1/2 inch drywall on the common wall, and 5/8 inch Type X on the ceiling when there is living space above. The door from the garage to the house must be a rated door with a self-closer in most jurisdictions. This is inspected, and it is the part DIY jobs most often get wrong.
What it costs to heat one
Here are realistic monthly numbers for a Twin Cities winter, for a two-car (~500 sq ft) garage:

The pattern is clear: heating an uninsulated garage is not a budget problem, it is a physics problem. You cannot get there. Insulate first, then heat.
Mini-split is the best all-round choice for most homeowners — it heats efficiently down into subzero temperatures with a cold-climate model, adds air conditioning for summer work, runs quietly, and needs no gas line or venting.
Gas unit heater is cheaper to run and recovers heat faster after the big door has been open, which is why shops and mechanics prefer it. It requires a gas line, venting, and licensed installation.
Does it pay for itself?
Not in energy savings alone, if the garage is detached. If the garage is attached with living space above, insulating the shared assemblies does cut your heating bill measurably — often $100 to $250 a year — and it fixes that permanently freezing bonus room.
The real return is use. A $9,000 conversion turns 500 square feet of seasonal storage into a year-round workshop, home gym, or hobby space. That is the cheapest square footage you will ever add to a Minnesota house — roughly $18 per square foot versus $200 or more for a conditioned addition.
Order of operations
- Weatherstrip and seal the overhead door
- Air seal the rim joist, top plates, and penetrations
- Insulate ceiling, then walls
- Drywall (fire-rated where required) and paint
- Add heat
- Coat the floor last, once the dusty work is finished
