Concrete in Minnesota has to survive frost heave, freeze-thaw cycling, and road salt. The pour is the easy part; the base and the mix are what decide whether it looks good in year fifteen.
Cost
| Work | Installed |
|---|---|
| Driveway replacement | $9 – $16 per sq ft |
| New driveway (no tear-out) | $8 – $14 per sq ft |
| Sidewalk or walkway | $8 – $14 per sq ft |
| Garage or shed slab | $8 – $14 per sq ft |
| Patio | $8 – $15 per sq ft |
| Steps | $400 – $1,200 per set |
| Tear-out and haul of old concrete | $2 – $5 per sq ft |
A typical two-car Twin Cities driveway (roughly 600 sq ft) runs $6,000 – $10,000 replaced.
What makes concrete last here
- Compacted class 5 base, deep enough that frost does not lift the slab unevenly
- Air-entrained mix — the tiny air bubbles that give freezing water somewhere to go. This is the single biggest factor in whether your surface scales
- Thickness: 4 in for walks and patios, 5 – 6 in for driveways, thicker at the apron where trucks turn
- Reinforcement: rebar or fiber
- Control joints cut on time so the inevitable cracks land where we put them
- Curing properly, and no de-icing salt the first winter
Why concrete fails in Minnesota
Surface flaking (scaling) is almost always salt on young concrete, a mix without proper air entrainment, or water worked into the surface during finishing. Heaving and stair-step cracking is a base problem. Neither is fixable after the fact — which is why the cheapest bid is often the most expensive driveway.
Season
Pouring runs roughly April through October in the metro. Cold-weather pours are possible with blankets and mix adjustments, but cost more and depend on the forecast.
Cure times
Foot traffic in 24 – 48 hours, vehicles at about 7 days, full design strength around 28 days.
